What commercial owners ask us
How is your management fee structured?
Most commercial engagements are a percentage of collected rent, with the exact rate depending on the property type, size, and scope. We put it in writing up front — what is included in the management fee and what would be billed separately, such as major capital projects.
Do you require a long-term contract?
No long lock-in. Our agreements include a reasonable notice period so either side can part ways professionally. We would rather keep your business by doing good work than by holding you to a contract.
What size properties do you take on?
We work with single commercial buildings and small portfolios — retail centers, office, medical office, and mixed-use across South Orange County. If you are not sure you are a fit, ask; we will tell you honestly.
Who handles maintenance and repairs?
We coordinate a vetted bench of licensed, insured local vendors and obtain competitive bids on larger work. Routine items are handled within agreed spending limits; anything above that is reviewed with you first.
How will I know what is happening with my property?
You receive a clear monthly statement of income and expenses, plus direct access to your manager. For anything urgent, you are not waiting in a queue — you have a real person to call.
What happens to my funds?
Owner funds are held in trust accounting with full records, kept separate and reconciled. Distributions go out on a set schedule, by direct deposit.
